Program A (Overall rent-out)
a. The contractor must set up a business entity to rent
the department that shall register itself with XiuFeng
District.
b. Floors for rent: ground floor and 1st floor to 3rd
floor
c. Areas for rent: construction area covers 5,873.6 square
meters, the ground floor is 1,396 square meters, the 1st
floor is1,372.28 square meters, and 2nd and 3rd floors
are 1,552.2 square meters respectively.
d. Termination: 10 years
e. Rent: 1.2 million Yuan for net rent annually, it shall
be collected 80% of the total rent in the 1st and 2nd
year and the rent shall increase progressively by 10%
annually in the next 4 years beginning from the 3rd year.
f. Payment of rent: by contract. The contractor shall
pay the rent three months in advance.
g. The contractor can entrust governmental departments
to go through approval procedures if he or she find any
difficulty in getting business license. The newly set-up
company can expect preferential treatment and incentive
reward issued by district government.
h. Other items shall be listed in the rent contract.
